RADON TESTING
Why Test?   Radon is an odorless, colorless gas that can enter your home from the ground through cracks in the foundation.  A known human carcinogen radon is the second leading cause of lung cancer. We recommend all houses be tested!!!
How Common is it? Radon does exist  in all homes and outdoors at some level.  In eastern PA as many as 40% of  homes have levels above 4 picocuries per liter the level the EPA recommends action.  Northern NJ  is similar and has pockets of high radon too that need action. It can be in old or new houses,  in houses with or without basements,  even townhouses should be tested.   All of PA and NJ should be tested.  It is foolish to save test costs but subject your family to higher risk of cancer!
What to do? The ONLY way to tell if radon is present at levels where action is recommended is to test for it.  We offer testing.  Do NOT rely on  advice from realtors or try to guess based on neighbor results. Radon can exist at high levels in one house and be okay  next door.
What if level is high? A licensed "mitigator" should be hired to remediate or  lower the radon. If you test before buying often the seller will install the system at sellers cost.  Most houses are treatable.  WE do not do the mitigation and this avoids any conflict of interest.
Retesting Radon? If you have a system it should be retested after installation and every two years thereafter to make sure it is still working.
